Rust stains and uneven patchwork suggested that a more comprehensive repair could be needed. Midway through the work, however, a key moment underscored the importance of our process. During one of our required contractor check-ins (a standard part of every WSR-managed project), the painting vendor reported that paint would not adhere properly to a section of stucco.

Rather than overlooking the issue, our property management team took immediate action. A closer inspection revealed that the metal beams behind the stucco had rusted significantly due to years of water intrusion from roof leaks and improper patching. This corrosion had quietly compromised the structural integrity of part of the façade.

Understanding the urgency, our team paused the cosmetic work and engaged a trusted specialty contractor to replace the damaged beams and rebuild the stucco system in that section. While this added time and expense, our Regional Property Manager knew that addressing the issue thoroughly now would prevent much larger and more expensive repairs in the future.

Once the structural repairs were complete, the painting crew quickly resumed work, finishing the center’s exterior with a clean, uniform look. Between the new roof, repaired stucco and fresh paint, the building was restored both aesthetically and structurally.
